The Client
A large commercial property management company in the Washington D.C. metropolitan area was struggling with the flat real estate market. Office space had begun to experience economic slow down. Large portions of commercial buildings were beginning to sit vacant for much longer periods of time.
The Challenge
The commercial real estate company sought TeleBright to address the huge inventory of vacant office space and also find a way to distinguish from other comparable buildings. Due to utility company increases, the management company wanted to identify buildings that would appeal to energy conscious clients in addition to lower energy expenses each month.
The Solution
TeleBright created a benchmark for each building that participated. Through previous utility billing, a full report for each building was established using:
- Twelve months of electric, gas, and water invoices.
- Assessment of the business practices as it pertained
to the type of business that occupied the space.
- Processed Energy Star ratings.
- Future plan recommendations.
The Result
The real estate company posted the Energy Star rating with each property listing. The ratings gave immediate insight into the future energy consumption for each property. The Energy Star rated buildings suddenly became the showcase properties with the highest interest from potential occupants. The Benchmark report was presented during building tours. Prospective occupants could see exactly what previous energy expenses where, how efficient the space was and what the recommended plan was moving forward.
